Ai is simply the most adult main character. Conan is not nearly as adult as she is. Therefore she has a broadminded thinking of kids. She also never had an own childhood and therefore misses it (that's why she will most likely never turn back if she may choose). All other main characters have some aspects that make you believe they are not adult. Heiji (not realizing his relation to Kazuha), Ran and Kazuha (ghosts^^ and similar things), Sonoko (boyfriends), Kogoro (women - and money), Takagi (feelings towards Sato) etc.
Although some characters are also very adult (Eri, FBI members, Sato and also Megure - and Conan as well), none of them can be considered cute. But Ai is. Those two points are the reason of her popularity.
